I have rented multiple condos recently for my condo investors and I have noticed 3 patterns:

1. People moving to the core due to lower rental prices

2. Co-living: specifically for 2 bedroom condos and 1 bedroom + den where the den is large enough to be a second bedroom

3. People moving from out of town to Toronto! Yes during the COVID-19 pandemic, who would have thought that!!

I also have 2 tips for real estate (condo) investors if looking to invest in a condo:

1. Be picky: look for vacant condos

2. Look for days on market or number of times the condo has been re-listed for sale
